What is a CMA?
CMA is an abbreviation for "Comparative Market Analysis." A CMA is the most accurate way for home sellers to determine their home's value, short of actual bids once a home is on the market. A REALTOR® is able to provide a CMA, which is then used to set the asking price for a home. While automated home valuations on the Internet can be fun, they are notoriously inaccurate. Therefore, a CMA is used to determine the true value of a house and to establish the best asking price.
Selling your home is not easy, especially in this market. The value of your home is difficult to predict and the information available to home sellers can be untrustworthy. Online house values are based on past sales, not current market factors. Further, newspaper listings give you some information about desired selling prices, but houses are usually so different that it's hard to compare. Who knows what the true recent sales prices for homes that were listed are, or what the actual home appraisal value happened to be, relative to the home's listed asking price?
